Can anyone interpret this line from a will dated 1748

Hello,

I have attached to this post a line from the will of my 8th Great Grandfather Phillip Clark of Thurcaston in Leicestershire in which he bequeaths land and property to his sons. There are two words I cannot distinguish and would like to know if anyone knows what they are. The text is as follows with the missing words as asterisks.
"payment of a ********** of all ******************* farm rents and other payments"

Is the first missing word moiety? i.e. half.

I can't make out the word before 'farm.'

Thanks, the clue was chief which led me to the rest so the full line is:=
"payment of a moiety of all chief or fee farm rents and other payments"
